There has been a demand for luxury accommodations in the metropolitan cities which has resulted in the development “exclusive” homes and housing societies. These structures are considered to be out of purchase range for most people. Many of these properties are considered to be so exclusive that even the prospective buyers are not allowed to walk into their sales offices. Sales are by invitations only.
However there are a lot of builders who are offering nominal apartments as “luxurious”. With the rising demand for luxury departments, more and more people are ready to purchase sub standard properties marked as “luxurious” but do not meet the norms of luxury accommodations.
So what kind of apartments qualify as luxury homes? The basic necessity of such houses is that the word BIG(and synonyms) can be liberally used when describing them. The following factors are taken into account when assessing luxury in accommodations.
Size Matters!
1 BHK apartment, even if it is accompanied by a swimming pool and Jacuzzi, can never be a luxury apartment. The basic parameter of luxury apartments is its size. An apartment ought to have grand measurements to qualify as a luxury apartment. According to some industry experts, unless the floor to ceiling height is more than 11 feet in every room, an apartment cannot be considered as a luxury apartment. According to interior designers, high floor to ceiling height allows better interior decoration opportunities.
This is not a strict norm but the bottom line is that magnanimity of dimensions should be perceptible and visible. This is why villas fall in the category of luxury apartments far more easily than apartments do. The availability of perceptible open spaces within a home renders magnanimity to it.
Location Pointers
The second criterion for an apartment to be luxurious is its location. Assume a buyer finds luxury apartments for sale in Bangalore. Assume these apartments lie in the periphery of the city. Even if they are comparable with ones within the city in terms of price, features and amenities; then they are not luxury apartments… yet!
Anyone who has the ability to afford luxury would not opt for apartments in the city outskirts because they eliminate the location benefits.
Bottom line- the luxury lies not only in the accommodation but also in the locality. For example, if there is no transport available from a self sustained magnanimous house, then it loses a lot of its sheen. Similarly, if the nearest malls are so far off that it requires planning to visit them, then the apartments do not remain exclusive. Or if the society is surrounded by open drains and bad infrastructure, then it ceases to be “exclusive”.
Location is pivotal for luxury apartments. This is why most of them are found in big areas in the middle of the cities; not far from the best areas.
Number of neighbours
Silly as it might sound, the number of neighbours is also a measure of the luxury being offered to a home owner. Exclusive facilities lose their meaning if a crowd is availing them. For example, if a large number of premium villas in Bangaloreare huddled together, then the privacy is compromised to an extent. They merely remain villas; not exclusive.
Alternatively, a few individuals sharing amenities makes a housing society exclusive; provided the above criteria is met.
In Conclusion
When choosing a luxury apartment, one should not be swayed by what a seller tells. It is important that an individual understands the right parameters which define luxuries and then invest in a “luxury accommodation”.
